Now here's the thing: I used to think I had personal development all figured out. I thought I just needed to gather more strategies and how-to's to conquer the property world. Boy, oh boy, was I wrong! Let me tell you about the time I made what felt like the biggest mistake of my life—I bought a townhouse development site for all the wrong reasons. Talk about a facepalm moment!
But you know what? It was during that seemingly disastrous period that I stumbled upon the power of deep transformational coaching. Yep, you heard me right. Working on my mindset and using the transformational tools I had learned, turned that potential train wreck into a major success story. It's crazy how mindset can turn things around like that!
Fast forward to the challenges I faced while selling the property. The settlement date came and went and the buyer couldn't pay, and guess what? I had already quit my job and invested in my next project. Talk about a sticky situation! But once again, it was my trusty mindset work that came to the rescue. It helped me stay strong, remain focused, and navigate through those tough times.
Here's the kicker: mindset work isn't just a handy tool for dealing with obstacles. It's the secret sauce that allows me to approach property with a fresh, creative perspective. Without that mindset magic, my property journey would be pretty dull, or even non-existent, I dare say.

Coaching and property are two passions that truly light me up. Once you get me started on either topic, it's hard to rein in my enthusiasm. Over the years, I've taken on seven remarkable renovations, ranging from simple cosmetic upgrades to practically rebuilding an entire house. Just recently, I sold my last project for more than double its original price—a truly gratifying achievement.
But my property ventures don't stop there. I've also had the pleasure of building a beautiful new home, transforming an office space into a functional oasis, and even turning a humble shipping container into a cozy bedroom.
Now, let's talk about the townhouse I bought. Initially, I thought it would be a fantastic investment, but soon realised that the long waiting period and overwhelming paperwork weren't my cup of tea. At first, I felt disappointed and saw it as a personal failure. However, as time went on, I came to appreciate the valuable lessons I learned from that experience. Not only did I manage to sell the townhouse at a profit, but I also had the opportunity to assist my son in purchasing and renovating his own first home.
Reflecting on my journey, I've come to understand that life's unexpected twists and turns often lead to the most rewarding destinations. These experiences, both triumphant and challenging, have played a significant role in shaping me into the person I am today. The intertwining of my coaching passion and love for property has provided me with endless opportunities for personal growth and self-discovery.
You know that exhilarating feeling when you step into an ugly, dilapidated property and your imagination starts running wild with possibilities? It's that moment when everyone else takes one look and heads in the opposite direction, but you find yourself enthusiastically exclaiming, "I love it!"

Where did it all start?
I left home at 16 in search of freedom. But life had a surprise in store for me at 17 when I found out I was pregnant. I can still vividly recall the moment it hit me, I was driving down a familiar road when I realised that I would be responsible for another human being. The sense of responsibility was overwhelming—I would have to provide for this little person, ensuring they had a roof over their head and food on the table. But, I knew in my heart, that wasn’t enough. I wanted to give him more than I had, more than I could ever dream possible.
Thankfully, my dad, who shared my passion for real estate, came to my rescue. He had built a modest investment portfolio, and he generously offered me one of his houses to live in. He suggested that the rent I paid could go towards owning the property. We made a deal that once I had paid off $10,000, he would assist me in getting a home loan and sell the house to me at market value.
Two years later, I achieved that milestone. My first home cost a mere $80,000, tucked away in a not-so-great neighbourhood—a run-down commission house that needed some love. But none of that mattered to me. Owning that house filled me with an incredible sense of accomplishment. Over the next two and a half years, I poured my heart and soul into making it a home. I painted the walls, made small improvements to the bathroom and kitchen, and even added a garage. It became my sanctuary—a testament to my hard work and determination.
When it came time to sell the house a couple of years later, I made a profit of $8,000. As a single mom, that felt like a massive achievement. Renovating houses became a significant part of my life, not only providing financial growth but also giving me a sense of pride and purpose.
I'll never forget the conversation I had with my son when he was around 11 years old. I had just finished renovating another old, dilapidated house and mentioned that I was looking for another project. Annoyed, he exclaimed, "It's not fair! Why do we only get to live in houses while they're falling apart? As soon as they're decent, you make us move again!" His words broke my heart. There I was, working tirelessly at my full-time job, renovating on weekends, and raising two kids all on my own. I felt like I was failing them, despite my best efforts. But I couldn't let that stop me. I had to keep pushing forward. Buying anything I could afford and then doing most of the work myself because there was no spare money lying around. If only I knew then what I know now.
Sadly, by the time I had set us up well enough to build a beautiful big house on 3.5 acres of land, my son had already turned 18 and decided to move in with his girlfriend. It was bittersweet. He never got to experience the life I had worked so hard to create for him. On the other hand, my daughter was thrilled because it meant she got to claim his room with the ensuite and the adjoining media room.
Life hadn't unfolded exactly as I had envisioned. My children had grown up observing first-hand my determination, resilience, and the value of hard work. Building a better life for them, one house at a time, had been a labour of love, and I cherished those moments. I was proud of the lessons I had instilled in them - the belief that hard work could lead to anything they desired. Perhaps many reading this would agree with that sentiment. However, it was at this juncture that my life took an unexpected and dramatic turn.
On the surface, I had achieved all my goals. I had a loving partner, amazing kids, the house of my dreams, and a stable job with a reputable company. By society's standards, I was successful. But despite all this, a deep sense of unhappiness lingered within me. It gnawed at my soul, and I ignored it, pushing it down, pretending everything was fine. I did this for at least a couple of years. I carried a heavy burden of guilt for wanting more, for yearning for something beyond what I had already accomplished.
Then, one day, almost out of the blue, I made a decision that shocked those closest to me—I put my cherished house on the market. Within a few weeks, it was sold. My mum, distraught with worry, couldn't comprehend why I would let go of everything I had worked so hard for. But to me, that house had become a barrier, preventing me from pursuing my true passion: real estate. I missed the thrill of property deals, the transformation of neglected spaces into something extraordinary. Deep down, I knew I needed to return to my property journey.
In a bold move, I purchased 25 acres of land by the river, complete with a termite-infested shack, for a hefty sum of $515,000. It seemed exorbitant for what was essentially an empty plot of land, and it nearly gave my mum a heart attack. I can still hear her worried voice, "Where are you going to live? You can't live in that!" I didn't have a concrete answer for her, but I couldn't ignore the overwhelming feeling that enveloped me in that moment. I had fallen in love with the potential and the possibilities of that little falling down shack.
Taking an extended leave from work, I embarked on a transformative journey. My daughter moved into a caravan next to the ramshackle shack, while I pitched a tent in the loft. Together with my dad, we embarked on a painstaking process of rebuilding, replacing beams and studs, essentially breathing new life into the building. In the end, it transformed into a cosy little one-bedroom cottage, but deep in my heart, it will always be known to me as 'The Shack'. Looking back this was one of the happiest times in my life.
In letting go of the trappings of conventional success, I found my true happiness. It wasn't about the external accolades or the material possessions; it was about living authentically, pursuing my passion, and embracing the simple joys that resonated with my soul. 'The Shack' became a symbol of my liberation—a humble abode nestled in nature, a testament to the beauty that emerges when we follow our hearts.
But then, reality called me back to work. Each day, it became increasingly difficult to muster the motivation to show up. I knew I needed to find a way to make property my primary source of income so that I could break free from the confines of my job. Don't get me wrong—I appreciated certain aspects of my role. The opportunity to coach my direct reports was a true highlight. However, I had outgrown the limitations of that position. I possessed the skills and abilities to make a greater impact on those around me, but within the boundaries of that role, my wings felt clipped. So I embarked on a quest—the infamous search for how to become a full-time property developer.
What I uncovered was nothing short of mind-blowing. I had stumbled upon the answer, unlocking a whole new world of possibilities. Along with this revelation came a whole new vocabulary: "option deals," "joint ventures," and "no money down deals." Wow, if I had known this was possible 20 years ago. My life could have been so much easier. It was February 2019, the year I invested over $20,000 into my property investing education—and that was only the beginning. I set a goal for myself: to leave my job within the next 12 months.
Summoning the same hard work and determination that had propelled me thus far, I pushed, wrangled, and did whatever it took to secure a site where I could build five townhouses. Yet, as excitement mingled with fear and overwhelm, I chanced upon a recording from my extensive collection of real estate resources. On stage, a woman spoke passionately about overcoming fear and how mindset was key to success in real estate. It was as if she was speaking directly to me, and I couldn't help but exclaim, "I need some of that!" And so, my journey toward a life coaching certification began—a decision that would bring about even more transformative moments and a fresh realm of possibilities. I realised that if I solely pursued property and left my job, I would miss out on the coaching work I adored. Therefore, I resolved to chart a path that allowed me to do both. The "how" remained uncertain, but that didn't deter me. When I shared my intentions with my daughter, she responded abruptly, wise beyond her years at the age of 16, "You can't just up and quit your job. You have a mortgage to pay." It was a bittersweet moment. On one hand, I felt immense pride in raising such a responsible young lady. On the other, my heart broke, knowing I had inadvertently taught her to prioritise responsibility over pursuing her dreams. This ignited a fire within me. I yearned to show my children that they could attain anything their hearts desired—not merely through hard work, but by wholeheartedly following their passions.
As I handed in my notice at work, an indescribable weight lifted off my shoulders. Even though I didn't have all the answers or a concrete plan, I knew I was on the right path. From that moment forward, I pledged to live a life guided by the whispers of my own dreams.
Exactly one year after making my declaration, I bid farewell to my job and embarked on my coaching business. Now, over three years later, I am blessed with the opportunity to combine my love for property and my passion for coaching.
Oh, and that property I bought purely driven by my heart's desire? I recently sold it for an astounding $1,150,000, more than double the amount I paid five years earlier. As I pen these words, I find myself in negotiations for my next creative property deal. I eagerly embrace whatever comes my way.
